A successful candidate will have experience in all aspects of property management, including supervising, purchasing, maintaining software, communicating with residents and contractors, and ensuring that the office workflow remains smooth and efficient.
You will be responsible for maintaining your community, supporting your residents, and developing team members all while meeting financial objectives of the owner and management company.
General Responsibilities Ability to excel in building professional relationships within the company, amongst the staff and within the community.
Maintain a professional image and attitude in keeping with the objectives of the company.
Collaborate with senior management to establish appropriate rent levels.
Review rent schedules.
Oversee preparation and submittal of increases and renewals.
Lead the property team to maintain optimum level of occupancy.
Process timely and accurate move-ins, move-outs, and renewals.
Approve rental applications adhering to property standards and all appropriate agency standards.
Follow company marketing policies and reporting requirements.
Provide oversight of property tenant files.
Ensure that Property Software Data is accurate at all times.
Ensure the property and grounds are well maintained.
Direct maintenance team to implement maintenance programs and controls.
Report property incidents, accidents and injuries in accordance with company policy.
Resolve Resident issues and conflicts timely and in accordance with company policy.
Prepare the property's annual budget for approval by senior management.
Provide accurate financial reporting and monthly variance reporting.
Solicit bids and process purchase orders and invoices as needed.
Ensure timely collection and deposit of all rents and fees.
Hire, supervise, motivate, manage and terminate staff according to company guidelines and with the approval of the Regional Property Manager.
Promote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership.
QUALIFICATIONS College degree preferred.
Two years' experience in residential property management.
Ability to read and comprehend all lease documentation.
Must be available to work flexible hours and days.
Computer skills, including the use of Word and Excel.
Agree to a criminal background check and voluntary drug testing if requested.
Must have a current driver's license and vehicle insurance.
